RENTAL REQUIREMENTS
Renting in New York
could be easy or it could be hard. It all depends on you. Being prepared
is one of the most important parts of the rental procedure.
Apartments rent so quickly in NY-therefore, it is wise to be ready when the right place comes along. If all of your papers are in order then you will be sure to get it.
New York landlords and building management companies all require certain information if they are to rent to you. The rental applications are generally fairly simple to understand and fill out but you must have all of the information ready.
ITEMS YOU MAY NEED
- EMPLOYMENT INFORMATIONsuch as a letter from your present employer stating your position, how long you have been with the firm, your earnings-include bonuses, and some nice things about you.
- EARNINGS VERIFICATIONsuch as last years tax return and/or pay stubs.
- PERSONAL REFERENCES such as 2 letters from friends or fellow workers stating what a nice guy/gal you are.
- PREVIOUS LANDLORDS name, address and telephone number. A letter from your landlord won't hurt.
- FINANCIALSsuch as the names, telephone numbers, account numbers of your savings and checking accounts. And the person to speak to.
- CREDIT CARD names and numbers.
- PHOTO ID will be required of a passport or driver's license.
Oh, and don't forget to bring along your checkbook with enough money to cover one months rent and one months security (refundable). If you have all of these items ready then you will be assured of getting the apartment.
Now the fun begins. Once your application is filled out and submitted then you first have to be approved and undergo a credit check.
Most of all you must be mentally ready: You will be asked to make decisions, sign papers, provide information and lay out alot of money. If you are not Mentally Ready-do not even start looking for an apartment until you are. You will only make the process painful and a never ending task both for you, the brokers and the managing agents. And your search will go on forever and ever.Taking the stress out of renting or buying.
